Next generation student living by DREF

With a portfolio of almost 4,000 student units Deutsche Real Estate Funds (“DREF”) is the largest private investor, owner and operator of student residences in Germany. Founded in 2013, the company chose Luxembourg as the ideal site for DREF’s business and investment plans. It covers the entire value-added chain: highly qualified property experts at DREF are responsible for selecting, developing, financing, modernising and managing residential units and student residences.

Next generation student living

Since early 2016, DREF lets its residential units to students under the label “TWENTY FIRST Student living”. The brand stands for a contemporary living concept that caters to the needs and lifestyle of today’s and future generations of students.

In doing so, TWENTY FIRST offers all services related to renting student accommodation online. The brand assigns particular importance to high and modern quality standards. An all-in flat rate for fully equipped en-suite rooms and apartments includes all housing costs and services. This makes student housing easier and more enjoyable than ever before. Offering next generation student living, TWENTY FIRST understands itself as a community manager. It wants to create a surrounding that enables students to connect, exchange ideas, study and live together.

TWENTY FIRST student living started with houses in Berlin, Bremen, Kiel and Stuttgart. Today, it also offers living space in Essen, Krefeld and Bochum. Soon residences in Bonn, Dortmund, Düsseldorf, Frankfurt, Ludwigsburg, Munich and Osnabrück will follow. All objects are near universities and well connected to public transport. When selecting properties, one essential investment criterion for DREF is students’ housing situation in the city. To this end, DREF developed the student accommodation price index in cooperation with the Cologne Institute for Economic Research (IW Köln).

An investment in infrastructure and education alike

Progressing on its expansion course, DREF is the only private real estate specialist, opening up an attractive opportunity for institutional investors to take a stake in infrastructure and education alike. In June 2015, DREF issued the first bond to finance student housing in Germany, which was increased to 77 million euros at the request of a number of investors. In June 2016, it placed a second bond with a volume of 63.5 million euros. Future bond issues will be supported by a Luxembourg-based issuing platform that DREF established under the administration of Hauck & Aufhäuser Alternative Investment Services. By the end of 2016, DREF intends to increase its portfolio to more than 6,000 units.
